March date to pay new land taxes

Land and property owners will have to start paying new, increased taxes from March 31 next year.

The new property tax system outlined in Monday’s national budget begins on January 1, 2010.

Three months after this date, property tax bills will be in the mail by March 31, the Ministry of Finance says in a published statement today.

The new tax rates charge three per cent of the annual taxable value (ATV) of residential properties, five per cent for commercial properties, six per cent for industrial and one per cent for agricultural land, the ministry said.

After owners receive their bills in the mail, they will have from March 31 to September 15, 2010 to pay their taxes without incurring a penalty, the ministry says.

I have one house that is my home. I got the house by hard work and years of payments to the bank. Now that I have a roof over my head, you want me to pay again? For What? You have squandered billions of dollars on failed projects and conferences. Thrown money around like some big sarwartie and now you coming by me because you brokes. You want to send work to Grenada and St. Vincent while I go hungry and have no money. But you raising taxes on we. An you bold face enough to tell me that you care. You don't care, you giving yourself big salary and motor car, entertainment allowance with my money while you keep me in poverty. You getting fat while I trying to live on a grant. Does this mean that the people's cry, to reconsider the Property Tax, is being totally ignored? Do we not deserve the courtesy of a rebuttal? And precisely what will be the formula to be used in arriving at this ATV? Will there be the opportunity to appeal or dispute the 'surprise' bill to be mailed in March? Many 'small people' operate businesses downstairs or in front their homes. How will these properties be classified. KRM

While I understand that the property tax system might need an overhaul, how can a sound mind raise taxes between 10-20 times of the previous tax rate. A gradual increase over a number of years is the norm in 'civilised' countries, but T&T is not known for being civilised anyhow. Other countries lower interest rates during recession. Trinidad simply keeps milking the population of T&T.

Inspite of all our cries and comments, this gov't ignored us again and have now set a date for the payment of our land taxes.How are we who are already struggling to survive manage? What about we Pensioners and lowly paid workers? Does Manning and his gov't really care? After wasting and over spending our tax and oil money all these years and living the good life at our expense,we now have to foot not only our bills,but also the life they have grown accustomed too. I think it is unfair for home owners to pay these huge amounts. It seems as though we are being punished for owning a property.In addition to ongoing maintenence, increase electricity and being metered for water, this is making people paupers.

So it is the equivalent rental value of residential buildings on which the tax is based. So what is it based for commercial business, industrial and agricultural?

I am a pensioner and it is so frustrating to have to pay this new tax. I have worked hard and sacrificed so that I can own a home when I retire. How am I going to afford this new tax from a meagre monthly pension?

Will be interesting to see if they can run this smoothly, or whether or not it'll be run much like the passport debacle. My feeling is the latter. What's happening with the passports, and where are the reports!? This is a pertinent issue as they are basically holding people to ransom because of their incompetence!

This news has me so stressed that I cannot even find the words i want to express on this new tax. I am close to retirement and have recently paid off for my house. I am a single person. Could the minister of finance or her prime minister tell me where i am going to get extra thousands of dollars to pay just for property taxes and i still have to eat pay utilities bills etc. what am i to do? I am literally scared, believe me. I cannot wait for Clive Nunez to mount a demonstration. This government needs to be taught a lesson. and for the die heart PNMites, rain does not fall on one man's house. Just remember!

well well, they found a way to benefit from the smelter after all. Take good agri land, convert it to project housing and polluting factories. I get it now, reduce agricultural output, increase pollution output, increase tax revenue to the government, GREAT plan Mr. Manning. give me a break!!!

Something smells fishy here! I am presently paying 10% of my ATV as taxes on my property. Is it that there is going to be a reduction in taxes with the 3% now proposed? What a caring Gov't.

We, the people, cannot allow the Government to bully us into giving up even more of our financial ressources. This is outright extortion by the Government because if you do not pay, they will punish you. It is really immaterial that it is done through legal channels to give the impression that it is moral. This institutionalized extortion! Where will this injustice end?

Nothing can spare the Citizens from higher taxed and overall inflation. Change the Government,stop voting "RACE", judge the overall situation by facts not "TALK".
